Seasonal Home & Repairs

NYC Renter's Fixer

Peak lease season, new broker-fee rules, and 24 hours to sign.

A same-day review of your lease and move-in fees, a flag on anything the FARE Act says you shouldn't be paying, and a vetted crew — movers, cleaners, a locksmith — lined up for move-in weekend. Built for the Aug–Oct crush, when everything happens at once and nothing waits.

Turnaround
Lease reviews sent before 5pm come back the same day. Move-in crews are best booked at least three days ahead — lease season weekends fill up.
How pricing works
The review will be priced as a flat per-lease fee, and move-in coordination is quoted as one plan before anything is booked. Every crew's price is shown to you straight — no markups hidden inside the coordination.
Where
Manhattan · Brooklyn · Queens · The Bronx · Staten Island

What's included

  • Same-day review of the lease and every fee on the move-in invoice
  • A FARE Act check — since the law changed, the broker's fee can only be charged to whoever hired the broker
  • A plain-English summary of what looks off and the right next step for each item
  • Pointers to the official complaint channels when a fee looks improper
  • Move-in weekend coordination: vetted movers, deep clean, and a lock change as one plan
  • A follow-up check that everything on the plan actually happened

What's not

  • Legal advice — we're not lawyers, and we'll tell you plainly when you need one
  • Negotiating with your landlord or broker on your behalf
  • Any promise that a flagged fee gets refunded — we flag it and point you to the right channel
  • Repairs or renovations to the apartment itself (that's the rest of Home & Repairs)

If you need something on this list, send it through the box below — some of it we can arrange, it's just not part of the standard job.

How it works

  1. Send the lease and the fee breakdown the moment you get them
  2. Same day, you get a plain-English rundown of what looks off and what to do next
  3. We line up the move-in crew — movers, cleaners, locksmith — as one coordinated plan

Who it's for

  • Renters handed a lease at 6pm with a sign-by-tomorrow deadline
  • Anyone looking at a broker fee and wondering if they actually owe it
  • New arrivals who need movers, cleaners, and new locks in the same 48 hours

Questions people actually ask

What does the FARE Act actually change?

Since it took effect, the broker's fee can only be charged to the party who hired the broker — and plenty of renters are still being billed anyway. If your broker was hired by the landlord, that fee is worth a hard look. We'll flag it and point you to the right next step.

Are you giving me legal advice?

No. We read the lease closely, flag what looks off against the rules as written, and tell you when the right move is an actual lawyer or a formal complaint. We'll never pretend a review is representation.

Can you handle the whole move-in weekend?

That's the point. Movers, a deep clean before the boxes land, and a lock change the same day — one plan, one point of contact, built from the vetted network.
